Hi,

I am looking through land and insurance records of Fanøbirkedommer for my ancestor Niels Bruun who lived in Odden, Nordby sogn, on Fanø from about 1854 to about 1882 when he moved to America.  Now that I have found some records, I have questions I hope someone can answer.

I found 3 panteobligationer (mortgage records) in which Niels Bruun said he bought Hus Nr. 81 i 105 Lægd i Odden on 11 June 1863 but did not record the deed.  What is the proper procedure to record the deed?  Who can do it, the buyer or the seller?  Are the 2 witnesses required to go to the deed office also (on Fanø, this would be a problem, with so many people at sea)?  Why would Niels Bruun not record his purchase?

I also found 2 mortgage releases from 1877 and 1888 (the other release was probably settled in probate when the lender died in 1875).  The 1888 release is surprising because he was already established in America.

Is it possible that Maren Hansdatter sold the house to Niels Bruun?  There is no house number or date, so I am only guessing it is the same house that he owned after Maren Hansdatter.

I could not find a deed for when Niels Bruun sold the house, so I looked in the 1908-1931 index to find who owned Hus Nr. 81 i 105 Lægd much later.  See this deed #1519 from 1925 and tell me if I understand the events correctly.

On 11 Feb 1888, Jens Madsen Sørensen bought Hus Nr. 81..., and that deed was not recorded
On 2 May 1904, Jens Madsen Sørensen sold Hus Nr. 81 to Nanke Brink
On 27 Oct 1925, Jens Madsen Sørensen recorded the sale of the house to Nanke Brink, which occurred 21 years before
On 15 May 1930, the house was sold again  [Nanke Brinck to her daughter Agnes Petrea Brinck]
Is this correct?  I think Niels Bruun sold the house to Jens Madsen Sørensen on 11 Feb 1888 because 3 days later, his panteobligation was paid in full.  Was it likely that Niels Bruun went back to Denmark to sell the house?  Why couldn't Jens Madsen Sørensen record the 1888 deed in 1925 when he recorded the 1904 deed?
